EPM LLC – Enterprise Property Manager

Welcome! If you're interested in renting a property through EPM LLC, please review the application process and qualifications below. We are committed to a fair and thorough evaluation of all applicants.



📋 Application Process

Complete the Application Online

Each adult (19+) must complete a separate application

All household members must be listed

All animals (including service/emotional support animals) must be listed on the application

Make sure to provide a valid email address for previous landlord(s)

Submit Required Documents
Upload the following with your application:

Government-issued photo ID (Driver’s License, ID card, Passport, Visa, or Military ID)

Proof of income - most recent pay stub with YTD, W-2, and/or new hire letter (if self-employed provide most recent income tax return and 3 months of deposits)

Military orders or LES (if applicable)

Pet photos and veterinary records (if applicable)

Documentation for service/emotional support animals (if applicable)

Pay the Application Fee

$50 non-refundable fee per applicant

The fee will be charged after all applications are received and determined to be complete



🕵️‍♀️ Screening & Verification Process

Once all applications are received for the household:

We will review the applications for completeness

If complete, we will:

Charge the application fee

Initiate credit, criminal, and eviction screening reports (applicants will receive an email to approve the screening)

Contact previous landlords for rental verification (make sure previous landlord emails are provided and are correct)

Contact employers to verify income and employment

Applications are typically processed in 1–3 business days (may take longer if documents are missing or employment/rental history verification is delayed)



✅ Approval & Lease Steps

Once approved:

An approval email will be sent to applicant(s)

Applicant(s) must reply to confirm they want us to send the lease

Once confirmed, we will send the lease for electronic signatures

Once the lease is signed by all parties, the applicant has 24 hours to pay all move-in charges in full

⚠️ Important Notice:
Until the lease is
fully signed and all move-in funds are paid, we:

Will continue marketing the property

Reserve the right to offer the lease to other approved applicants

We are not able to hold the property, so please:

Schedule your showing as soon as possible

Submit all documents promptly

Sign the lease and pay the move-in charges quickly



✅ Qualification Requirements

Income: Combined gross income must be at least 3x the monthly rent

Credit: Clean credit report; derogatory items require explanation and approval

Bankruptcy: Applications will be automatically denied if there is an open or undischarged bankruptcy. All discharged bankruptcies are subject to approval

Criminal History: Clean background preferred; any history is subject to review

Rental History: 2 years of verifiable rental history, with no recent evictions, or proof of home ownership

All adults (19+) must apply separately and be listed on the lease



🐾 Animal/Pet Policy

All animal/pets must be approved by the owner

$350 refundable animal/pet deposit per approved animal/pet

Required: Photos, vaccination records (including rabies), and breed/age details

Service and emotional support animals require supporting documentation and are not subject to regular animal deposit



📄 Required Before Move-In

Rental Insurance:

Apartments/Townhomes: $100,000 liability coverage

Homes: $300,000 liability coverage/$1,000,000 liability coverage for homes with pools

EPM LLC must be listed as “Additional Insured”

Payment of rent, deposits and fees:

All move-in charges listed on your lease agreement must be paid within 24 hours after lease is fully signed or property will not be held

Lease Start Date:

Must be within 7 days of application approval, or

Within 7 days of the property availability date, whichever is later

Falsifying information will result in immediate disqualification

Properties are not held without a signed lease and full payment
